Terms and Conditions<\/h1>\n

For the rental of Apartment Azalea \u2014 Before you rent our apartment, please take a moment to read these lines!<\/p>\n\n

\u00a7 1 Scope of Application<\/h2>\n <\/div>\n
\n

These terms and conditions apply to the rental and all other services provided to the guest by Apartment Azalea.<\/p>\n <\/div>\n <\/div>\n\n \n

\u00a7 2 Contracting Party<\/h2>\n <\/div>\n
\n

(1) The contracting parties are Appartement Azalea (hereinafter referred to as the Landlord) and the Guest. If a third party makes the booking for the Guest, they shall be jointly and severally liable to the Landlord as the orderer, along with the Guest, for all obligations arising from the contract.<\/p>\n

The persons availing themselves of accommodation are guests within the meaning of the terms and conditions.<\/p>\n <\/div>\n <\/div>\n\n \n

\u00a7 3 Contract Formation & Deposit<\/h2>\n <\/div>\n
\n

The complete rental price is broken down specifically in the binding booking confirmation\/rental agreement.<\/p>\n

(2) At the end of the rental period, the tenant shall vacate the rental property and return it in a clean and tidy condition.<\/p>\n

(3) Payment Terms:<\/p>\n

\n <\/i>\n Deposit 30% within 5 days of booking confirmation\n <\/div>\n
\n <\/i>\n Final payment 14 days before departure\n <\/div>\n
\n <\/i>\n For bookings less than 14 days before arrival: Total amount due immediately\n <\/div>\n
\n <\/i>\n The apartment is only officially reserved upon receipt of the deposit.\n <\/div>\n <\/div>\n <\/div>\n

(4) The prior consent of the landlord is required for taking pets along. The tenant is liable for all damages caused by the animal.<\/p>\n

This is a non-smoking apartment \u2014 smoking is not permitted inside the rooms.<\/p>\n <\/div>\n <\/div>\n\n \n

\u00a7 4 Commencement, Extension, and Termination of Accommodation<\/h2>\n <\/div>\n

\n
Check-in<\/div>\n
From 4:00 PM<\/div>\n
No entitlement to earlier provision<\/div>\n <\/div>\n
\n
Check-out<\/div>\n
by 10:00 AM<\/div>\n
later use subject to charge<\/div>\n <\/div>\n <\/div>\n

(3) An earlier arrival time must be agreed upon in advance with the landlord. Delays may occur due to cleaning.<\/p>\n

An extension of the stay requires the landlord's consent.<\/p>\n

(6) In case of early departure, the landlord is entitled to retain the full agreed payment.<\/p>\n <\/div>\n <\/div>\n\n \n

\u00a7 5 Withdrawal from the Accommodation Contract<\/h2>\n <\/div>\n
\n

Cancellation policy:<\/p>\n

\n
\n Up to 2 months before arrival<\/span>\n No fee<\/span>\n <\/div>\n
\n 30 days before arrival<\/span>\n 50% of the rent<\/span>\n <\/div>\n
\n 14 days before arrival<\/span>\n 90% of the rent<\/span>\n <\/div>\n
\n From 14 days before arrival<\/span>\n 100% of the rent<\/span>\n <\/div>\n <\/div>\n
\n <\/i>\n We recommend taking out a Travel cancellation insurance<\/a>!<\/span>\n <\/div>\n

(4) Cancellation must be made in writing.<\/p>\n <\/div>\n <\/div>\n\n \n

\u00a7 6 Security Deposit<\/h2>\n <\/div>\n
\n

A deposit of \u20ac 300.00<\/strong> is to be transferred before arrival and will be refunded after departure and inspection of the apartment, provided no damages have occurred.<\/p>\n <\/div>\n <\/div>\n\n \n

\u00a7 7 Tenant's Obligations<\/h2>\n <\/div>\n
\n
\n
\n <\/i>\n The apartment must be treated with care and damages must be reported immediately.\n <\/div>\n
\n <\/i>\n Quiet hours (12:00 PM-2:00 PM & 10:00 PM-7:00 AM) must be observed.\n <\/div>\n
\n <\/i>\n Smoking is only permitted on the balcony.\n <\/div>\n
\n <\/i>\n Subletting is not permitted.\n <\/div>\n
\n <\/i>\n The maximum number of people according to the booking must be observed.\n <\/div>\n <\/div>\n <\/div>\n <\/div>\n\n \n

\n

\u00a7 8 Landlord Liability<\/h2>\n <\/div>\n
\n

The landlord is not liable for theft or damage to the tenant's belongings, nor for damages caused by force majeure, natural disasters, or other exceptional events. Liability for slight negligence is excluded.<\/p>\n <\/div>\n <\/div>\n\n \n

\n

\u00a7 9 Applicable Law & Jurisdiction<\/h2>\n <\/div>\n
\n

Austrian law applies. The place of jurisdiction is the landlord's registered office. For consumers, the consumer's domicile applies as the place of jurisdiction if this is legally required.<\/p>\n <\/div>\n <\/div>\n\n \n
